How it Works

The financing can be done on either of the available structures of Murabaha, Ijarah or Musharakah/Forward Ijarah contracts. Under the Murabaha structure, Mashreq Al Islami will purchase the project/property and sell it to you on a deferred payment basis. The price once fixed at the time of sale may not change throughout the contract.

Under the Ijarah arrangement, Mashreq Al Islami will own the asset requiring finance (can be purchased from you as a customer as Purchase & Leaseback) and lease it to you in exchange for rentals payments. Once you have completely paid off the agreed rental payments over the lease term, the title of the asset will be transferred to you. This arrangement is particularly useful for structuring a floating rate financing facility. In an under construction project, Ijarah structure is combined with Musharakah to offer a viable financing solution.

In some cases a mortgage on the asset as security for payment is kept.
